We offer you modern, fully equipped rooms at fair conditions – and create a pleasant atmosphere in which everyone has their own space. Requests and suggestions for improvement are not only allowed but welcome – because we are constantly developing together.
To ensure you can develop optimally, there is a limit of a maximum of four female tenants per floor and day. Each floor covers around 300 m² of space – which means for you: plenty of room for your work, and a quiet, discreet backdrop for your guests.

Spacious, modernly equipped playrooms: Free use of the existing equipment – including all the basics, percussion instruments, Venus, ropes, foils, anal toys, TV clothing, fuck machine, masks, and much more. This enables you to design flexible sessions – and you travel with less luggage.
Comfort & equipment included: Elevator, Wi-Fi, lockable lockers, free overnight stay, non-alcoholic drinks
Advertising & visibility: Presence on major platforms, in fetish magazines, at trade fairs, and promotion of tenants via our social media channels (including X)
Photo & film shoots allowed: You are allowed to shoot throughout the studio for your advertising purposes – including unrestricted image rights for booked shoots in our backdrops
Arrival & parking: Sufficient discreet parking spaces directly in front of the studio Royal Shuttle Service: Pick-up and return from/to Munich train station when arriving by public transport
Air conditioning & cleanliness: Daily final cleaning of the studios Fully air-conditioned rooms on the third floor, mobile air conditioners on the other floors
Latex flat rate: For experienced tenants – use our extensive latex equipment from the in-house Rubber Boutique (including cleaning)

Revenue-free days = small flat rental fee
Discounts: Every 10th daily rental in the quarter is free
Referral bonus: Tenant refers tenant – 1 day rent-free
